Project Spotlight: Joint Properties in Fort Greene, Brooklyn

broken image

Located in historic Fort Greene, Brooklyn, East River Partners developed 16 stunning residences, spread over 2 bordering addresses. The properties at 164 South Oxford Street and 171 South Portland Avenue feature two distinct facades, but are connected by a 60-foot rear yard. They perfectly balance modern efficiency and timeless design.

Exterior

The 164 South Oxford Street property houses 7 apartments. The property has a Federal-style design, which dominated the American architectural landscape from 1780 to 1840.

The property at 171 South Portland Avenue has a different exterior style. It is designed like a Parisian 1920s modern stucco building. In comparison the Federal property opposite it, the South Portland property has a more modern feel. The building contains 9 apartments.

Both properties share a beautifully landscaped backyard that features an array of private outdoor spaces. You will also find private roof terraces attached to upper level apartments.

Interior

Both properties feature state-of-the-art appliances, clean lines, elegant finishes, open layouts and soothing outdoor space. High ceilings and double-hung windows enhance the bright, open living areas. Wide-plank oak flooring and a natural color palette create continuous flow throughout the properties.

The kitchens include custom European cabinets, marble countertops, a 30-inch four burner gas range with an oven, a stainless steel chef’s sink and a 24-inch dishwasher, making them any cook’s dream. Bathrooms feature marble floors, polished stone walls and chrome fittings for a luxurious look.

Currently, the only vacant apartment is a 2 bedroom, 2.5 bath unit at the 171 South Portland address.

Fort Greene Neighborhood

Fort Greene perfectly modern life with vintage charm. What sets Fort Greene apart from other Brooklyn neighborhoods is its vibrant community and historic architecture. The NYC Landmarks Preservation Commission designated Fort Greene a Historical District in 1978.

Residents of this Brooklyn neighborhood enjoy easy access to many subway lines and big box retail within blocks of home. The area has been rapidly growing since the turn of the century. Today, the neighborhood includes many museums, galleries, theaters, education centers and Barclay’s Center. It is also home to the Brooklyn Nets.

Walt Whitman, a Fort Greene resident in 1847, urged the city to establish Brooklyn’s first neighborhood park. Fort Greene Park, which still stands today, was originally designed by Frederick Law Olmstead and Calvert Vaux, who also designed Central Park. Because of the Brooklyn Academy of Music, constructed in 1908, the neighborhood became a hotspot for artists and writers.
